What you can buy

Foreigners are allowed to purchase property under specific property regimes such as :

The Integrated Resort Schemes (IRS);
The Real Estate Schemes (RES);
Property Development Schemes (PDS);
Smart Cities
Apartments located in buildings: Ground floor +2 worth at least Rs 6 million (app EUR 135,000) (excluding projects built on land owned by the Mauritian State - industrial/other leases), or land for commercial purposes

Tax benefits

The tax advantages are :

A 15% income tax (excluding Solidarity Levy)
Rental income taxed at the standard tax rate (15%) ;
No inheritance tax in direct descending line
No tax on property capital gains in the event of resale ;
No property tax, housing tax, local tax.

Costs to add when you buy

For Resales , approx. 8.30%:

5.0% for registration duties
1.3% for Notary
2.0% for Agency

For Off-Plan Purchases, approx.6.30%:

5.0% for registration duties
1.30% for Notary
No Agency fees

Resident permit

It is compulsory to have a Mauritian Residence Permit to stay more than 6 months in Mauritius.

As a foreigner you will normally be eligible for a Permanent Residence Permit (PRP) if you invest $375,000 or more on 1 purchase in the acquisition of a PDS, RES, IRS, Smart City, etc.

You normally won't need to apply for a separate work permit if you obtain the PRP this way, hence giving you the right to work in Mauritius.
